Casa Ceppi is a 16th-century Venetian country estate above Grožnjan, brought back to life after careful restoration - an architectural project recognized by Architectural Digest (AD100, 2023). Exposed beams, hand-laid terracotta, thick stone walls, and additions made so softly that the original character is never overshadowed. Plenty of room for up to 16 guests without anyone feeling far away. The entire estate is yours: the main house, the extra house, gardens and pool are all private, no other guests. Ideal for (extended) families, milestone celebrations and groups who want the depth of a private country week. There's air conditioning and underfloor heating throughout the house.

Bedrooms & Bathrooms
The house consists of 8 refined bedrooms, 7 of them in the main house and one additional double room in the side building. 5 Bathrooms en-suite plus 2 separate bathrooms. All fitted with rain showers and natural stone finishes. Two bathrooms have a bathtub. Cot is available on request.

Living & Dining
Three separate sitting areas - including a formal salon in the main house and a more casual family room - plus a dining room with fireplace and a table long enough to seat all guests.

Kitchen
The indoor kitchen is fully equipped for cooking at scale: oven, microwave, coffee machine, 2 dishwashers, 3 fridges and more. Perfect for creating inspiring dishes with friends and family.

Garden & Estate
The large estate is full of mature olive grove, herb gardens and lavender-lined terrraces. You will find shaded corners and terraces to sit down and relax in this unique atmosphere. Part of the 16th-century courtyard ruins remain as they were found, softened by the years by climbing roses. Loungers, umbrellas and outdoor dining facilities for all guests.

Pool & Outdoor kitchen
The private 14-metre long private pool is an absolute highlight of the estate. It creates a beautiful swimming spot perfect for sunbathing and just enjoying the silence of the surrounding nature. Next to the pool you'll find the outdoor kitchen that opens onto the garden, designed for slow, unhurried lunches. Outdoor showers nearby.

Good to know
Fast fibre internet connection throughout the estate - strong enough to work remotely if needed. This is a house that asks to be respected. Guests who arrive with that in mind tend to leave already planning their return.

Casa Ceppi is nestled in the quiet and hilly landscape of northern Istria. Still, there's so much to discover in the area. You will find several cozy restaurants, konobas and supermarkets within a 15-minute drive. Istria is famous for it's truffles, wine farms and within a 30 minute drive you'll be at the coast for a refreshing dip into the Adriatic Sea. Unique hilltop villages like Grožnjan and Motovun are reached within 15-20 minutes as well.

The entire estate is yours during your stay - the house, the pool, the gardens, the olive grove. No shared spaces, no other guests, no host on the grounds. Our local host will just meet you in person for check-in and check-out.

Ideal for 9-16 guests. Smaller groups (up to 8) can book through our separate listing for a better price - please ask. Well-behaved children of all ages welcome. Cot and highchair on request. One dog considered on request. Casa Ceppi is set in a quiet valley. Out of respect for the neighbours and for the estate itself, we do not accept bookings for parties, corporate events, or celebrations involving external guests. Quiet hours between 22.00 - 7.00.
