Homes of Croatia, a trade name of Austria Promotions BV (hereinafter: HOC, we or us), values the protection of your personal data and is committed to processing it carefully and transparently. This privacy policy explains which data we process about you, why we do so, how we protect it, and what rights you have.
This privacy policy applies to all personal data we process from guests, property owners, and visitors to our website www.homesofcroatia.com, as well as through email and other channels we use. Are you booking together with others? As the contact person, you are responsible for ensuring that the other members of your travel party are aware of this privacy policy and agree that you act on their behalf in all your dealings with us.

2. What data do we process and why?
We only collect personal data that is necessary for our services. Below we explain per situation which data we process and for what purpose.
2.1 Website
If you accept analytical cookies via our cookie banner, we collect data about your website visit through Google Analytics, such as pages visited, browser type, and device type. IP addresses are anonymised in this process. Strictly necessary cookies are always placed as they are required for the functioning of the website. 2.2 Enquiries and contact
If you contact us without proceeding to a booking, we ask for your name, email address, and phone number. We use this data to answer your question and to inform you about accommodations that may interest you. We retain this data in accordance with our general retention terms as described in Article 4.
2.3 Booking and stay
To process and execute a booking, we process the following data from you and, where applicable, from your travel party:
- First and last name
- Email address
- Phone number
- Nationality
- Composition of the travel party
- Stay period and chosen accommodation
- Payment details (processed via our payment service provider; HOC never has access to full card details such as card number or CVV code)
We process this data to execute the travel agreement with you. To enable the stay, we share part of your data (name, email address, phone number, and nationality) with the property owner or manager of the accommodation.
2.4 Payments
Payments are processed via Stripe, an external payment service provider that meets the highest security standard for payment processing (PCI DSS Level 1). All transactions are encrypted. HOC does not have access to the full card number or CVV code. Your payment details are used solely for processing your payment.
2.5 Customer service and complaints
If you contact us with a question or complaint, we use your name, contact details, the content of your message, and any booking details to handle your query and to follow up where necessary.
2.6 Newsletter and marketing
If you sign up for our newsletter, we process your email address and optionally your first name to send you relevant information about our accommodations, offers, and services. We do this only after your explicit consent.
If you have previously placed a booking with us, we may inform you by email about similar offers from HOC. We do this on the basis of our legitimate interest as a rental specialist. Every email includes a clear option to unsubscribe. You can also unsubscribe at any time via info@homesofcroatia.com.
2.7 Analytics and business operations
We use booking and website data for internal analysis to support our strategic and operational business management. Where possible, we use anonymised or aggregated data for this purpose.
3. On what basis do we process your data?
We always process personal data on the basis of one of the following legal grounds:
- Performance of a contract: processing necessary to execute the booking agreement with you, such as processing payments, sending confirmations, and informing the property owner.
- Consent: for newsletters and analytical cookies, we ask for your explicit prior consent. You may withdraw this at any time, without affecting the lawfulness of processing prior to withdrawal.
- Legitimate interest: for improving our services, maintaining our business administration, and direct marketing to existing customers, to the extent that your privacy interests are not disproportionately affected.
- Legal obligation: where the law requires us to process or retain data, such as for tax purposes or at the request of competent authorities.
4. How long do we retain your data?
We retain personal data for as long as necessary for our services and business operations, or as required by law. For booking and payment data, a statutory tax retention period of at least seven years applies. Newsletter data is retained until you unsubscribe. Website analytics data is retained in accordance with the settings of the analysis service we use.
5. Who do we share your data with?
HOC only shares personal data with third parties to the extent necessary for the performance of our services, required by law, or based on your consent. We never sell your data to third parties. We use external service providers who process data on our behalf, such as providers of booking software, email marketing services, payment processing, and website analytics. These parties process data solely in accordance with GDPR and their own data processing terms.
Relevant guest data is shared with the property owner or manager of the relevant accommodation, only to the extent necessary for the execution of the stay.
If you book an accommodation via an external platform such as Airbnb or Booking.com, the privacy terms of that platform may apply. HOC accepts no responsibility for this. We may provide your data to competent authorities if we are legally obliged to do so.
6. Transfer outside the European Economic Area
Some of our service providers may process data outside the European Economic Area. We only use service providers that have appropriate safeguards in place for this, such as the European Commission's Standard Contractual Clauses. Upon request, we will provide more information about the safeguards our service providers have implemented.
7. Security of your data
HOC takes appropriate technical and organisational measures to protect your personal data against loss, unauthorised access, disclosure, or misuse. Our measures include:
- Encrypted connections (HTTPS/SSL) on our website
- Password protection and restricted access to systems containing personal data
- Use of certified and GDPR-compliant service providers
- Regular monitoring of our systems for security risks
Your data is only accessible to a limited number of employees and service providers with specific access rights, who are obliged to treat all information confidentially. In the event of a data breach that poses a risk to your rights and freedoms, we will report this to the relevant supervisory authority and inform you where required by law.

You may also choose not to provide us with certain requested information, but please be aware that this may mean we are unable to complete your booking.

12. Changes to this privacy policy
HOC reserves the right to amend this privacy policy, for example as a result of new legislation or changes to our services. The most current version is always available at www.homesofcroatia.com/privacy-policy. We recommend reviewing this policy periodically. For significant changes that directly affect you as a guest or property owner, we will inform you by email.
