If you want to book it, the first thing you need to do is choose the dates when you want to stay as well as the total number of guests that will be staying in the villa. If the villa is available on the selected dates, you can book it by clicking the 'Book' button. The reservation is very simple and intuitive and will take you only a few minutes. Just follow the steps as the system guides you, enter the requested information.
Short-term rental regulations can vary by region in Croatia. In most cases, homeowners must register their property for tourist rental and comply with local tax and guest registration requirements. If needed, we can get you in contact with the right person who can help you through the process to help ensure your villa meets the local regulations.
After receiving your application, we will contact you by phone or email to schedule an (online) appointment. During this conversation, we will take a closer look at your property and discuss your expectations and wishes. We will develop a tailored pricing strategy and revenue forecast for your villa. If you decide to start working with us, we sign a contract and will immediately begin preparing and publishing your villa online. Once we received all neccesary information, your villa can be online within two working days.
Many rental agencies charge a fixed commission (often around 25%) on every booking. This usually applies to both bookings made through external booking platforms and direct bookings. Our commission structure is designed to be more beneficial for homeowners. Because no commission has to be paid to booking platforms for direct reservations, we charge a lower commission for these bookings.
For bookings made through our own website, we charge a commission of 17%. For bookings that come through external booking platforms, the commission is 23%, as these platforms typically charge additional fees of around 16%. This means that the more direct bookings your property receives, the more you as a homeowner benefit.
The income you can generate with your villa depends on several factors, such as the location, size, and type of property.
When you join our Homes of Croatia collection, we create a tailored pricing strategy for your property. This will give you a clear indication of the potential rental income your villa can generate. We also closely monitor your property’s performance and incoming bookings. Based on demand and occupancy, we continuously adjust pricing and strategy where needed to maximize your rental income.
Yes, having a local property manager is required. A property manager ensures that the villa is properly cleaned between guest stays, welcomes guests upon arrival, and is available to handle any emergencies or maintenance issues that may arise during a stay.
If you do not yet have a property manager, we can assist you in finding a reliable local partner. However, you are also welcome to propose your own property manager, as long as they are able to provide the necessary services to maintain the quality and safety of the property for guests.
At the beginning of each month, you will receive receive a clear overview of all bookings and your income of the previous month. We deduct our commission and transfer the income directly to your bankaccount. Transparant, clear and without surprises.
